| House infested with termites |

My cousin purchased a house several months ago and a termite inspection was done. I guess they had 90 day clause in the contract some where. At or around the 100th day (after the termite inspection was done), my cousin and her fiance went into the attack and noticed that termites had eaten part of the structure. They quickly called the real-estate person and explained that the house has termites and she said that since 90 days had passed, it was out of her hands. They then called their lawyer and their lawyer suggested they get a termite expert out there to verify the damage and give a rough estimate as to how long the termites have been around.
My cousin called several different insect companies and each and everyone of them said they the wouldn't put their findings on paper - due to being pulled into a lawsuit.
The inspection report they received from the prior owners said that the house was termite-free.
So, either they paid someone to come in and claim it was free or the guy who did the inspection didn't have a clue as to what to look for. Either way, someone is liable here and I don't think it would be my cousin.
Any suggestions as to how they should handle this would be appreciated.
